Xagħra, Farmhouse with Pool and Jacuzzi

This fully air-conditioned modern terraced house of character was built to very high specifications with great attention to detail. It can sleep up to 10 people, has an east/west orientation and is located in a very peaceful and serene area within the village core of Xaghra, Gozo.  

The front entrance encompasses a car port with a motorised roller shutter and includes a power connection for a hybrid or battery powered vehicle.

The hall on the ground floor leads to the open plan living/dining/kitchen areas overlooking an outdoor recreational area and the fields beyond and incorporates the stairway to the 1st floor. It also leads to a ground floor double bedroom with an ensuite bathroom which was designed with the elderly or infirm in mind.

The modern fully equipped kitchen has built-in appliances and includes a washing machine and dishwasher. The living room incorporates a chaise lounge, furniture and 39” TV. 

The 72m2 recreational area incorporates a 20m2 swimming pool, a Jacuzzi (heated if required via a separate heat pump), outdoor dining furniture (seating 8), BBQ and a large foldable umbrella. The pool perimeter includes the pool pump room, an outdoor open shower (hot and cold water) and various shrubs and plants with automatic watering.      

The 1st floor has three bedrooms.  Two of these rooms overlook the road with views of Marsalforn valley and beyond from their respective balconies and sharing a bathroom while a 3rd bedroom with an ensuite bathroom overlooks the pool/Jacuzzi/deck area and the fields at the back of the house. The open area on the stairs lending has been made into a small study and has a large door leading to a small terrace overlooking the pool area.

On the topmost floor, the internal open plan glass surrounded area was originally intended as a recreational/living area but is currently being used as a bedroom with its own wall mounted LED screen.  This area also includes a small kitchenette (with microwave, induction hob and built-in fridge) and a bathroom.  The large westerly facing front terrace has long reaching valley views (including sea views) towards the surrounding countryside, extending to Marsalforn, Zebbug and San Lawrenz in the far distance.  This recreational terrace also incorporates a 52 jet 5-seater Jacuzzi, 5 large planters (with automatic irrigation) and outdoor furniture. Another smaller open terrace faces east and overlooks the back recreational area and rumbling fields and sea views beyond.  On clear days, Sicily and Mount Etna can easily be seen.

All floors have wired cable connections (for internet use) and coverage to a single location on the ground floor.  All beds have double duvets, bedlinen and pillow cases. 

All the doors and windows are double glazed with sun reflective properties. The roofs are fully insulated with 50mm BASF thermal insulation. Provision of hot water is through an 300l economical Bosch heat pump.
